Hotel Loans Out Front of Drop in CMBS Delinquency

The rate of late payments on commercial real estate loans that are part of securitizations was lower, and the lodging sector led the improvement.

A 3-basis-point decline in 30-day delinquency from December 2014 was recorded on loans that are part of commercial mortgage-backed securities.

The January 2015 CMBS delinquency rate has plunged from the same month a year earlier, with a 142-basis-point reduction on a year-over-year basis.

Pending Home Sales at 17-Month High

The number of U.S. residential properties that were under contract in January climbed to the highest level in 17 months — ending a string of negative reports.

During the first month of this year, the Pending Home Sales Index, an indicator of upcoming home sales that is based on contract signings, was 104.2.

Pending home sales in January turned out to be higher than any month since August 2013, a period when the revised index stood at 107.6.

Nationstar Shares Down as Earnings Fall Short

A mark-to-market adjustment on mortgage servicing rights and a decline in servicing earnings had shares of Nationstar Mortgage Holdings Inc. down nearly 14 percent Thursday.

Net income at the Dallas-based company was 21 cents per share in the three months ended Dec. 31, 2014.

While income swung from a quarterly loss a year earlier, the latest results were short of the 86 cents per share expected by analysts.

Mortgage Lenders Navigate Discrimination Lawsuits

A decision is expected this summer from the nation’s top court in a disparate impact case. Other activity in discrimination-related litigation includes an unsuccessful attempt at mediation and more routine court matters.

The U.S. Supreme Court heard oral argument on Jan. 21 in Texas Department of Housing and Community Affairs v. The Inclusive Communities Project.

The case deals with questions of disparate impact claims under the Fair Housing Act, specifically whether lenders can be found to have discriminated against minorities even if there is no proof of intent to discriminate.
