Mortgage Rates Set to Rise, But Volatile

Although market indicators point to higher mortgage rates, an economic report scheduled for release tomorrow could alter that outlook.

There was little change this week with 30-year fixed rates, which averaged 4.12 percent in Freddie Mac’s Primary Mortgage Market Survey for the week ended July 31.

Average 30-year rates were 4.13 percent seven days earlier. In the same report from 12 months earlier, the 30 year averaged 4.39 percent.

Ongoing Improvement in CMBS Delinquency

The rate of late payments on loans included in commercial mortgage-backed securities has improved every month for more than a year. While there was no change in apartment loan delinquency, the sector’s outlook is very bright.

As of the end of June, delinquency of at least 30 days on securitized commercial real estate loans, including foreclosures and real estate owned, had fallen 23 basis points from a month earlier.

CMBS loan performance has improved each of the last 13 months. Compared to the 30-day rate that was in place as of June 2013, CMBS delinquency has plummeted by 211 basis points.
