Record Low for COFI; Other ARM Indices Mixed

The Cost of Funds Index has, yet again, managed to squeeze out another decline. Other indices used on adjustable-rate mortgages have seen mixed movement.

As of November, COFI was 1.000 percent. Based on data from as far back as 1981, the index has never been this low.

COFI was 1.011 percent in October and 1.201 percent in November 2011.

Mortgage Death Toll Lowest in 6 Years

The final week of the year saw no bank failures, while just one federally insured bank failed during the entire month of December. There were multiple credit union failures for the month, and the industry lost an appraisal firm.

More than a year ago, the National Credit Union Administration seized control of Chetco Federal Credit Union and placed it into conservatorship. As credit unions go — Chetco’s collapse was sizable given its $333 million in assets at the time.

Harbor, Ore.-based Chetco was chartered in 1957 to serve members who live, work or worship in the Oregon counties of Coos and Curry and California’s Del Norte County.

Mortgage Insurer Business Falls, Defaults Decline

Monthly business slowed for private mortgage insurers and appears headed lower, but the dollar volume of new policies has nearly doubled over the last year. Defaults declined, and outstanding policies were higher for the sixth month in a row.

Private mortgage insurance was written on 39,220 home loans during November. The number of policies issued slipped from the prior month’s 42,833.

During the 11 months ended Nov. 30, there were 383,186 mortgages insured.
